Course Brief:

This course analyzes the acquisition and repositioning of real estate deals from a financial, design, and market perspective. In the years ahead, rehabilitation and repositioning existing properties (as opposed to ground-up development) will be the future of real estate. One need not look far to find a troubled office building, tired enclosed mall, vacant big box retailer, or old factory that creates opportunities for redevelopment. After a brief introduction of the CoStar data tool, other market metrics, and basic financial guidelines used to evaluate transactions, we will do mock purchase and underwriting analysis on what to look for when buying and turning around different property types. We will use actual deals that have recently sold or are currently for sale.  Actual sellers, buyers, and brokers will be consulted on these acquisitions. Guest speakers from different real estate segments (e.g., affordable housing, industrial/flex buildings, retail, office, and other property types) will share how they analyze, purchase, and reposition properties. Transactions from different parts of the country will be reviewed so different market perspectives can be covered. We will also visit one or more properties for potential acquisition to gain real life perspectives on repositioning properties.
